Home business

If you plan to start a home business in the Netherlands, you must usually report your plan to the local municipal authority. In some cases, you will also need a conversion permit (onttrekkingsvergunning) to allow you to use the home as commercial space. In issuing the conversion permit the municipal authority grants you permission to remove the home from the local housing stock. You must also check whether your plans fit in with the local zoning plan.

Income tax and VAT

A number of factors must be taken into account for income tax and VAT purposes, for example whether your home can be divided into a business part and a residential part.

Owner or tenant

If you own the home and you have taken out a mortgage to finance the home, take into account the provisions of the mortgage contract.

If you are renting, take into account the provisions of the tenancy agreement. You may be eligible for a housing allowance depending on your income and equity.
